Accessory Dwelling Unit (“ADU”) Prototype/Manual Services

The City of Baldwin Park is seeking to establish an Accessory Dwelling Unit Program that consists of pre-approved ADU Prototypes and an ADU Manual (Project) to facilitate and expedite the production of ADUs. The City would like to initiate this program with the development of prototype plans for Accessory Dwelling Units (ADUs). Prototype architectural plans for detached ADUs have the potential to save the property owner money, expedite the permit process, and result in well-designed ADUs. This project would provide a range of prototypes that are pre-reviewed by the City, potentially eliminating any design fees encumbered by the property owner. Prototype Plans would need to be designed in a variety of sizes consistent with the development standards and regulations as provided in Baldwin Park Municipal Code Chapter 153: Zoning. The prototypes would be for ADUs that range from 200 to 1,200 square feet in size, and include studio, one-to three-bedroom designs. The ADUs prototypes plans shall include architectural plans and construction-level plans that comply with the latest City adopted building codes and can be used to obtain a building permit. The architectural plans shall include floor plans and elevations. The ADU Prototypes shall provide at least 3 architectural styles that are most prominent within the City. This task requires the creation of construction-level plans for the ADUs prototype that can be used to obtain a building permit.
Submissions must be for the entire scope of services as outlined in this RFP. Incomplete Proposals will not be considered. Five (5) bound and sealed copies and one (1) PDF copy on flash drive, marked “RE: Proposal for ADU Prototypes/Manual” are to be submitted to the Office of the City Clerk no later than 4:00 p.m. on Wednesday, June 30, 2022. Submissions received after this deadline will be rejected. Submissions by facsimile or electronic mail will not be accepted. The Proposal shall be submitted and addressed as follows:
