City Building: Shaping Pasadena’s Largest Mixed-Use Development

The largest mixed-used development in Pasadena’s history is about to emerge on the west side of its historic core. The 22-acre site – bounded by Fair Oaks Avenue, Union Street, West Walnut Street, and Pasadena Avenue – is the last remaining large and underutilized site in downtown Pasadena. It was assembled for the Parsons Corporation in the mid-1970s through redevelopment. Lincoln Property Company bought the property from Parsons and is now entitled to develop in two phases 612,000 square feet of office and ancillary retail, 15,000 square feet of pedestrian-oriented retail, 2,500 square feet of restaurant and 475 residential units along Fair Oaks frontage. The development was born of a unique interaction of committed citizens and organizations determined to make the development compatible with Old Pasadena and adopted City plans aimed at continuing Pasadena’s sense of place. Lincoln Property Company actively listened to community concerns over a four year period and changed the proposed development to what was approved by the City.

Come and hear the story of how community activists breathed life into the City’s adopted plans and how a developer put all this together into a successful business model. The development – “100 West Walnut” – will commence construction in 2018.
